Multi-Unit Apartments instead of residential

In the real estate world there are many different ways to make money. All of the stuff on my site so far has been dedicated to people like myself that aren't worried about taxes and cash flow yet because we are in need of cold hard cash. Well for those of you out there that have a little money or equity (I'm hoping to join the club shortly) investing in multi-unit apartments can be a windfall.
